Services Offered to Property Owners and Managers
Our menu of services available includes:
- 1. Marketing and Advertising Your Property
- Internet Listings
- We will list your property on our website. Each listing will include at minimum a photo of the residence, a narrative description to highlight unique features, the monthly rental price and availability dates. If your property is vacant and/or once we have access to take interior photos, we would be happy to prepare a photo tour of the interior of the property for no additional charge.
- Newspaper Advertising
- Our marketing team will place advertisements for your property in local central Maine newspapers. According to your preference, we can either use your wording or we can craft a professional ad for you that meets your specifications. You can choose the paper where you want the ad placed from the Kennebec Journal, the Morning Sentinel, or the Sun Journal.
- 2. Showing Your Property to Prospective Tenants

- Using the Internet, phone and word of mouth, we will guide those who are best matched to your property towards submitting their applications to become your future tenants.
- Property Showings
- Our leasing agent has nine years’ experience in the apartment leasing industry, and she will use her expertise to show your property in its best possible light. As she shows the properties, she will make every attempt to collect feedback from prospective tenants, and if you wish she would be happy to consult with you regarding the feedback she receives.
- 3. Screening Potential Tenants to Find the Best Match
- Rent Match LLC wants to make the best possible match between landlords and tenants. As such, we make every effort to screen a prospective tenant’s history as thoroughly as possible in order to achieve this goal. Once our screening is complete, we present you, the landlord, with a summary report that includes but is not limited to the following information:
- previous landlord references
- personal references
- employment verification
- credit check
- If you have any questions about the tenant’s history after reviewing our reports, we would be happy to discuss them with you.
- 4. Preparing and Finalizing Leases
- New Lease
- After you approve the tenant you want in your property, Rent Match LLC will prepare, collect and execute all documents required to finalize the lease. We have a standard, generic lease that is valid within the State of Maine, and we can customize the lease to include any additional language that you desire to protect your property’s best interest.
- Renewal Leases
- If you wish, we can monitor the terms of the new leases that we sign for your property, and we can send reminders to your tenants’ that their leases are due for renewal. If they wish to renew, and if you wish us to perform this service, we can draw up a valid renewal lease for their continued occupancy in your unit. There is a minimal $25 administrative fee for our renewal lease service.
- Pricing Structure
- The fee for our successful placement of a tenant in your property is equivalent to one full
month’s rent for each unit leased, and includes all marketing, showing, screening and leasing
fees. The fee is payable when the lease is signed. There are no up-front fees for landlords.
